Who is eligible to apply for RESIDENSI WILAYAH / RUMAHWIP?
Malaysian citizens aged 21 years when the application is made and were born or reside or work in the Federal Territory. Household income does not exceed RM10,000 a month for single/unmarried applicants or does not exceed RM15,000 a month for married applicants.

Applications can be made online at https://residensibesar.jwp.gov.my. Applicants need to ensure the email address is correct because all notifications will be sent via email. Certain developer also will assist applicant to apply in KWP upon unit booking stage.

Can a Residensi Wilayah owner rent out a house to a citizen or foreign national?
The Residensi Wilayah Administration, Federal Territory Department does not have the power to determine the prohibition on renting to nationals or foreign nationals. The JMB/MC also does not have the power to prevent plot buyers from renting out their respective plot units to foreign nationals. According to the Residensi Wilayah Policy, buyers are not permitted to rent Residensi Wilayah houses to foreign nationals. However, the JMB/MC may consider discussing and deciding on the rental ban and fines with the plot buyers in a general meeting with a proposal. Strengthening authority and determining fines may only be carried out subject to House Rules determined by the JMB/MC and decided jointly during the JMB/MC general meeting. If the rental prohibition is not approved in the general meeting as one of the House Rules, any action by the JMB/MC regarding the case may be challenged in Court by the plot owner. Therefore, sir/madam may deal with the JMB/MC at the residence for any action.

What is the process for reviewing RESIDENSI WILAYAH applications?
After the applicant has registered an account, selected a project and has finished uploading the documents, the first review process should be carried out by the DEVELOPER subject to unit vacancies. Next, the second review process is carried out by the Residensi Wilayah Urusetia. The applicant’s decision on whether the application is successful or not successful will be announced after receiving approval from the Pengurusan Tertinggi Jabatan Wilayah Persekutuan.
Who may be appointed as Residensi Wilayah Second Namer?
The applicant is permitted to put a second name in the Sale and Purchase Agreement and Housing Loan Agreement. The second name is limited to couples (husband/wife) or family members who are only related by blood (biology) which refers to the mother/father/sisters/children and have the status of Malaysian citizens aged 21 years or over.
The combined income of the applicant and the second name should not exceed RM15,000 a month. The second name must also not have a Residensi Wilayah.
How long is the legal period for the Residensi Wilayah application to take effect?
The legal period for application is 12 months from the date the complete supporting documents are uploaded.
What is the initial fee that the Residensi Wilayah applicant needs to state?
Applicants who have been successfully offered a RESIDENSI WILAYAH unit need to submit a payment of 10% of the unit price offered to the developer in accordance with the Sale and Purchase Agreement signed between the buyer and the developer for further sale and purchase matters.
How do I know the status of an application of Residensi Wilayah?
The Urus Setia RESIDENSI WILAYAH only accepts ratification by the Judge of the Court of Sesyen/Majistret and Pesuruhjaya Oath based on the Akta Akuan Berkanun 1960. Any endorsement by an unspecified body or individual is not accepted.
Applicants can check the application status through the applicant’s account on the RESIDENSI WILAYAH portal. The application decision will also be emailed to the applicant’s email address for Successful/Not Successful/Incomplete status after being checked by Urus Setia.
